Data center deals drove U.S. commercial real estate sales to their highest July level in twenty years. Transaction volume in the data center sector reached $7.7 billion in Q2 2026, representing a 1,806% year-over-year increase. Digital Realty’s $5.6 billion acquisition of four data center properties from Blackstone alone accounted for nearly half of Northern Virginia’s $11.5 billion in total CRE sales volume during H1 2026. Broader CRE investment sales reached $136.6 billion in Q2 2026, up 14% year-over-year per MSCI data. This growth, however, masks significant disparities across property types, with modest individual asset performance offset by large portfolio-level transactions.
