An xAI subsidiary, MZX Tech LLC, is offering to buy homes near its data center and power plant in Southaven, Mississippi. The offer reportedly covers 418 houses in the Colonial Hills neighborhood, with 18 homeowners having agreed to sell, while public records show at least five sales since October 9, 2026. To have their homes bought, owners must release claims and refrain from joining the Haley v. X.AI Corp. class action over noise from the site. The scheme could reduce the scope of a lawsuit representing more than 10,000 residents of Southaven and Horn Lake, but it does not eliminate the legal risk from a separate Clean Air Act case concerning the operation of 41 gas turbines. Local opponents are also calling for a moratorium on new data centers, while the acquisitions could facilitate the expansion of xAI’s infrastructure.
