Baby boomers are skipping Florida for the Carolines in retirement—and cheaper homes are only part of the reason

According to U-Haul’s 2026 Midyear Migration Trends report, South Carolina and North Carolina now rank first and second for baby boomers relocating across state lines, with Florida falling to third place for this generation. Housing costs and property taxes are driving this shift: median home values stand at 359,000 dollars in Florida versus 288,900 dollars in North Carolina and 259,000 dollars in South Carolina, while effective property tax rates are 0.78 percent, 0.66 percent, and 0.49 percent respectively. Geography also plays a role, as the Carolinas are within a half-day’s drive of Atlanta and Washington, D.C., whereas Florida’s peninsula offers less accessibility to neighboring states. The milder climate and varied terrain, ranging from beaches to the Blue Ridge Mountains, also appeal to retirees seeking an active lifestyle later in life.
