New single-family home sales in the US climbed to a seasonally adjusted annual rate of 684,000 in August 2026, a 6.4% jump from July’s revised figure of 643,000, according to data published September 24 by the Census Bureau and the Department of Housing and Urban Development. This rebound follows a rough summer for homebuilders, even though the pace remains 2% below August 2025’s 698,000. The median sales price edged up 0.4% from July to $393,700, but dropped 5.8% year-over-year, while the average price fell to $478,700, down 8.8% from a year ago. To attract buyers, builders are increasingly offering direct price reductions, mortgage rate buydowns, and closing cost assistance in a market where inventory stands at 8.5 months of supply.
