Nvidia and Digital Realty are deepening their collaboration to develop gigawatt-scale AI compute facilities based on the Omniverse DSX blueprint at the Northern Virginia campus. On August 10, 2026, Nvidia announced memoranda of understanding with six major asset managers, including Apollo and BlackRock, targeting more than 500 billion dollars in third-party capital for non-hyperscale AI infrastructure. Digital Realty closed a 3.25 billion dollar US hyperscale data center fund in March 2026, aimed at supporting over 10 billion dollars in new AI infrastructure investment. Nvidia reported approximately 530 billion dollars in gross off-balance-sheet guarantees as of the second quarter of fiscal year 2027. The primary challenge lies in rapid GPU depreciation: H100 chips lose significant value as newer models emerge, making lenders hesitant to underwrite collateral composed of hardware that could be superseded in 18 months.
