New single-family home sales in the US rose to a seasonally adjusted annual rate of 628,000 units in July 2026, marking a 1.6% increase from the revised May rate of 618,000. This uptick, however, hides a 5.6% year-over-year decline from the 665,000 units recorded in July 2025, with the median new home price slipping to $398,300, down 3.3% from the prior month.
