Investors question data center loan valuations after Nvidia financing

Nvidia has partnered with six major financial institutions, including Apollo, BlackRock, Blackstone, Brookfield, Goldman Sachs and KKR, to mobilize over 500 billion dollars in third-party capital for AI infrastructure. The group is offering residual-value support of up to 25% on certain financing projects to reassure lenders against the risk of technological obsolescence. This 500-billion-dollar envelope roughly equals Norway’s annual gross domestic product. No standardized valuation framework exists yet for assessing the contents of data centers, raising questions about how these loans will be treated as an asset class. Reports indicate that Nvidia is negotiating a guarantee of approximately 250 billion dollars for a 10-gigawatt data center project linked to OpenAI, with total costs potentially exceeding 500 billion dollars.
